Our construction management approach is comprehensive & detailed as follows.
Preconstuction
Value Engineering – Provide an early budget estimate based off conceptual designs ideas or provided plans and develop a construction strategy to achieve your goals.
Specifications – Clarify the contact drawings and documents, either providing or reviewing a specification. Clearly define the subcontractors scope of work and resolve their questions/concerns during the bidding process to insure a more responsive competitive price.
Subcontractor Bids- Acquire 2-3 qualified bids from each trade. Review proposals and make recommendations for the contract awards. Write all contractor agreements for owner’s signature.
Scheduling – Prepare a schedule which identifies all construction activities, logistics & sequencing.
Safety Management – Coordinate with local bylaws and subcontractors to plan and provide a safe work environment during the project while respecting the surroundings.
Construction Phase
Supervision – Oversee all subcontractors, material deliveries and coordinate with local officials for inspections. Make sure [project complies with all building codes other legal or regulatory requirements.
Unforeseen Conditions – If unforeseen conditions are encountered during construction, we will inspect and recommend solutions utilizing building costs, means and methods.
Correspondences – We are responsible for the preparations, processing and coordination of all paperwork. This includes: purchase orders, subcontractor agreements, change orders, submittals, shop drawings, request for information (RFI), meeting minutes, payment applications and lien waivers.
Progress Meetings – Weekly or bi-weekly meetings with owner to discuss schedule, budget, upcoming activities and overall progress.
Close Out – Create and oversee all punch list work and final inspections.
Post Construction
Maintenance Plan Development – We will make an owner’s manual that will include information on products used, warranty timelines and operational guidance.
Franklin Public Library - The nation’s first public lending library established in 1778, this historic building has original books from Ben Franklin on display.
Dean College – A Franklin fixture for over 150 years, Dean offers continuing education opportunities and entertainment events.
Franklin State Forest- Filled with beautiful nature trails that are biker and walker friendly, this park is home to the Southern New England Trunkline Trail and Bike Path.
